5% - Initial Design Development
At this early stage, the focus is on establishing the project's design direction. This stage typically includes reviewing initial concepts, providing preliminary design and construction advice to guide the proposed design.
The intent of this stage is to align the commencement of the project with the Client’s goals and objectives.
Services at the 5% stage are typically limited to:

Letter head summary of high-level scope of works

Recommended next project steps to be explored further

Hand drawn site sketch to demonstrate extent of construction

10% - Design Refinement
By 10% of the design documentation stage, the design has progressed further, and decisions regarding building systems, materials, and spatial layouts start to take shape.
To achieve this stage, project requirements pending, it is recommended that consultants are engaged to progress spatially accurate design drawings, evaluating required systems and efficiencies, and making recommendations to enhance functionality and sustainability.

30% - Enhanced Design Precision
By 30% of the design documentation stage, the design development has significantly progressed, and a clearer picture of the project's overall design is emerging.
This level of design provides the Client with greater certainty, allowing the following:

Achieve a Detailed Cost Estimate: Defined as a comprehensive review of design plans and materials, calculating quantities and unit costs to provide a more accurate projection of project costs.

Ensure compliance with local building codes and regulations.
-
Comprehensive review of the design documentation: Including architectural plans, structural calculations, MEP (mechanical, electrical, plumbing) systems, and specifications.

Identify potential stakeholder / design issues.
-
Evaluate constructability and / or engage with a contractor as Early Contractor Engagement (ECI).

Coordinating the impact of the works with relevant stakeholders, prior to committing to detailed design.

Cost estimate (Class 3 Estimate as defined by AACE - Semi-Detailed Unit Costs)

Tender the 30% design package as a Design and Construct (D&C) package.
